Unique public auction for prime residence
No. 19 The Maples, Glenbrack, Gort Co. Galway
This prime residence will be offered by public auction in its own front garden this Friday, 16 March, at 12noon.
For the first ever in Ireland, Mr Colm Farrell, Auctioneer and Valuer, will hold a public auction in the garden of this fantastic residence at 19 The Maples Glenbrack, Gort, Co. Galway.
The house is being offered for auction on behalf of its owners Mr John and Maureen Walsh. John and Maureen have had their house on the market for a few months with little activity until they met with their estate agent and asked for advice on how to actually achieve a sale of their property, as they had put a deposit on another property on the east coast.
Colm suggested that they talk to the agent that they were buying their new property from and get him to agree to a price reduction on his end. He agreed and as a result Colm was able to reduce the Advised Minimum Value (AMV) for 19 The Maples to €150,000. A similar property in The Maples sold for in the region of €360,000 in 2007.
This is one of the finest town dwellings to come to the market in a while. It is located in a private residential estate looking on to the green area to the front and within walking distance of all town amenities. The large lawns to the rear and side are landscaped with a garden patio area to the rear. The driveway to the front is tarmacked.
There is a large garden shed/garage to the rear. A room downstairs, currently used as a music room, could easily be converted to use as a bedroom. It is a credit to its present owners, who have maintained this property in excellent condition, and will make a lucky purchaser very happy for the future.
The residence is located in the town’s most sought after location almost at the end of a cul de sac of a small number of fine two storey brick faced residences. This area is within minutes’ drive of the Burren, Coole Park, Thoor Ballylee and many other popular tourist attractions as well as being only a half hour drive to the popular Traught beach and the picturesque town of Kinvara.
Local leisure activities include Gort Golf Club, The Swan Leisure Centre with swimming pool, Gort GAA club, and many other sporting clubs.
Shannon Airport is only 30 minutes’ drive as is Galway and Limerick cities with Dublin City being only two and a half hours away. The new train station is only minutes’ walk as is the bus stop, which provide transport to all the major towns and cities nationwide.
