Spencer Auctioneers are offering for sale by auction 32 acres of lands in the hills of Connemara with planning permission for 11 cottages. The public auction will take place at 3pm at the Menlo Park Hotel on Friday 7 December.

Located in one of the most popular holiday locations in Connemara, four miles from Oughterard and 21 miles from Galway City, the property comprises a partially completed holiday village, excluding the houses and cottages already built, with full planning permission for a further 11 cottages and a service building and possible further development potential on amenity and grazing lands extending to 32 acres. 

These lands, which are protected from the prevailing winds, have superb mountain scenery in three directions with views over and overlooking Loughs Agraffard and Corrib to the south east. They are in a popular scenic area within easy reach of Oughterard village and the various fishing, walking, golfing, boating and other leisure activities in the area. 

The lands comprise 32 acres in one enclosure, but for convenience are divided into three separate parcels. Site A extends to 9.2 acres and contains two semi-detached holiday cottages, which are time shared, separately owned and are not included in the lands being sold. 

The owners of these properties and the management of the Connemara Cottages office have rights of way to each of their properties and own a small amount of land around each cottage. The owners of the lands being sold have obtained full planning permission to build a further 11 cottages and a service building. All the relevant planning permissions were granted in 2006 and renewed until 8 November 2016.

Spencer Auctioneers have full details of the plans for the properties for which planning permission has been granted and these are available upon application to them.

Site B site extends to ten acres. These lands are rough grazing lands but with some planning potential. Planning permission was granted on these lands in 1990 for the erection of a further 14 holiday cottages, which has now lapsed, but according to Spencer Auctioneers, it is considered likely that given the existing planning history on this site, there is development potential for further cottages and facilities here.

Site C extends to 13.5 acres of rough mountain grazing and most of these lands are in a special area of conservation. Spencer Auctioneers have advised that there would be no development potential here. 

Mains electricity and water are available on the site and there is abundant space for waste water treatment systems.
